Our Role: Tenant Representation:

Our role involved providing tenant representation by leading Gore & Grimes Solicitors LLP through an office relocation process. This involved budget creation for exit and entry costs, exploring potential office locations within the agreed budget, and advising on lease issues. We sourced an ideal office in a preferred location.

 

Company Profile:

Gore & Grimes Solicitors LLP is one of Dublin’s most respected Irish law firms. For over 120 years, they have earned their reputation delivering first-rate legal services to their clients.

 

Background:

Gore & Grimes Solicitors LLP had been based in an office in Smithfield since 1997. As their lease was nearing its expiration, they sought to move back to the traditional central business district (CBD), following the trend of many of their competitors. The relocation aimed not only to compete effectively but also to attract and retain quality staff. Furthermore, the partners expressed a preference for a workspace on a single floor to ensure efficient communication and operations.

 

How We Helped:

Our initial step involved outlining a financial budget, which ultimately determined the quality and location of the new office. We estimated exit costs from their current location and entry costs for the new office, including fit-out costs. Following this, we agreed upon a budget that took into consideration likely rent and additional occupancy costs.

We then identified a list of suitable options, considering market constraints, location preferences, and budget limitations. During the initial inspections, it became clear that an open-plan layout would be the most effective way to facilitate a single-floor occupancy within the set budget.

Embracing this new layout, we engaged with a letting agent who introduced us to an ‘off-market’ option. This option met all the requirements – an ideal office in an excellent location, all within the agreed budget.

Furthermore, we recommended a fit-out contractor to the client and provided advice on various lease issues such as service charge, rent review, sub-letting, and repairing covenants/schedule of condition.

 

Outcome:

Gore & Grimes successfully relocated from Smithfield to their new office at 3 Haddington Buildings, Percy Place, Dublin 4, located in the heart of the traditional CBD core. They are very pleased with their new workspace.
