James Mulhall

Managing Director

Previously James was Head of Office Agency in CBRE, leaving in 2009 to establish Murphy Mulhall, where he has been Managing Director ever since. The Office market has been his core focus since 1998 and he has earned an enviable reputation as an expert in problem solving and due diligence on deals. 

Since 2016, his primary focus has been on working exclusively with occupiers, helping them find space, negotiating leases, assisting with fit-out and utilities, and providing “hands-on” support throughout the legal phase of the transactions. It is his job to take the stress out of the process, allowing the client to focus on growing their businesses, knowing that they are in safe hands.

James believes the combination of versatility, energy and independence Murphy Mulhall offers, is truly unique in the Irish marketplace. As one client put it: “They simply care more about the outcome”.

Robert Murphy

Principal

Robert spent a very productive 7 x years working in Commercial Real Estate in San Francisco. As he says, a market in which the agent’s income is directly dependent on the deals they complete, focuses the mind, making you more determined and tenacious.

On his return in 2001, Robert joined CBRE where he specialised in Tenant Representation, before moving into investment, focusing largely on acquisition. Today, as a specialist in the Irish investment market, having built up considerable experience in advising on large, individual and portfolio sales for private investors, institutions, and property funds – indigenous and international.

For Robert, Murphy Mulhall’s key strengths are in the relationships we maintain and the people we hire. He believes in maintaining a balance between independent thinking and being a team player. “We support each other because our common goal is to achieve the best results for our clients”.

Peter Silvester

Director

Peter is a Director with Murphy Mulhall having joined the team in 2009. He practiced for many years as a Solicitor in the area of commercial property, having been a Partner at a prominent Dublin law firm.

Peter brings a wealth of experience, contacts, and opportunities to Murphy Mulhall. Peter has an active interest in rugby and is a keen tennis player.

Brian Gaffney

Director

Brian joined Murphy Mulhall in 2015 and his main area of expertise is investment property. Variety being one of the ways we keep on our toes at Murphy Mulhall, Brian also lends his expertise to office agency and valuation.

Brian graduated from Bolton Street in 2005 with a degree in Property Economics, which he quickly put to work with GVA Donal O’Buachalla (now Avison Young). After eight years there he joined Bespoke, commercial property agents, in 2013.

Brian has been involved in a variety of high-profile investment deals for private clients, high-net-worth individuals, and institutional clients. He values the independent stance Murphy Mulhall holds with in the property market, and the level of communication there is within the firm – “Our success, in part, comes from the way we talk – and listen – to one another”.

Rebecca Breen

Associate Director

Rebecca joined Murphy Mulhall in 2017, having graduated from Limerick Institute of Technology in 2017 with a degree in property Valuation and Management.

Her main area of expertise is office agency, with a focus on letting, tenant representation, valuations and rent reviews. She also advises occupiers on rent reviews and general lease consultancy. Rebecca has worked on some significant property valuations on behalf of major clients.

Jodie Heeney

Graduate

Jodie graduated from University College Dublin (UCD) with a BSocSc Social Policy and Sociology. Before joining Murphy Mulhall, she worked at Aramark Property.

Jodie assists the Tenant Rep, Office Agency & Investment teams at MM. She is completing her Masters in Real Estate at Technological University Dublin (TUD) and is a student member of the SCSI.

Aaron Shortall

Graduate

Aaron has recently joined Murphy Mulhall, having graduated from the National University of Ireland Galway in 2022 with a Bachelor of Commerce.

He will be involved in office agency, Tenant Rep, Investment Sale and Acquisitions, valuations, rent reviews and lease consultancy. Aaron is currently completing his Auctioneering and Property Services degree in City of Dublin FET college alongside his day-to-day activities at Murphy Mulhall.

Jo O' Neill

Divisional Director

Jo O’Neill is Divisional Director of Operations and Compliance at Murphy Mulhall, with responsibility for operations, and compliance. She has put in place key internal policies and procedures to ensure that the company’s continued growth and culture align with the overall company strategy. Jo has worked within the commercial property market for over 20 years and brings a wealth of expertise to her role. 

In addition, Jo has the pinnacle role of managing various strategic operational projects within the firm, ensuring the business continues to evolve and innovate.
