Our Role

As the tenant representatives for Julius Baer, our role included various responsibilities. This included identifying an office location that met their high standards and accommodated their significant business growth in Dublin.

Our primary responsibilities included determining the size range and budget for the new office. A key consideration was the limited quality options in the 5-10,000 sq ft range within the Central Business District (CBD) at the time of this instruction.

Julius Baer Europe S.A. (JB) is a prominent wealth management company. They are dedicated to helping its clients achieve their financial aspirations. They do this through offering comprehensive solutions that account for their business and personal needs. In addition, they offer global access to their expertise and dedicated professionals for all aspects of wealth management.

 

Background

Julius Baer had enjoyed their offices at 2 Hume Street in Dublin’s CBD due to its high-standard office specification and location. They were seeking something similar for their new headquarters. However, the market at the time was very strong, with limited quality options available.

 

How We Helped

Having previously worked with Julius Baer, we were aware of their strict standards when it came to office buildings. Despite the limited options, our industry connections presented us with an ‘off-market’ opportunity where an occupier was vacating space to move to a larger premises. It suited Julius Baer, and we facilitated a complicated but achievable deal structure between the ultimate landlord and the existing occupier.

 

Outcome

Julius Baer Europe S.A. successfully relocated from 2 Hume Street to their new offices just around the corner at 47-49 St. Stephen’s Green, Dublin 2. This move reaffirmed their presence in the CBD, supporting their continued growth.
