BACKGROUND:

Murphy Mulhall were engaged by Lavelle Partners LLP to identify and secure a new headquarters (6,000 – 8,000 sq.ft.) in Dublin’s CBD for the long established law firm. The decision to relocate was driven by an upcoming lease expiry and their desire to move into a more modern, efficient office HQ to support their future growth as a firm.

HOW WE HELPED:

We conducted a comprehensive search in Dublin’s CBD. A key part of our approach involved exploring both on-market and off-market opportunities. As part of this, we evaluated a range of options including both fully fitted and non-fitted options. Alongside this, we conducted a cost/benefit analysis of each option to see which would suit the financial planning best.

The brief required that we source a high-quality, contemporary office space that would be in keeping with the Lavelle Partners brand and desire to grow. Keeping this in mind, we considered several options, however, Bankside ultimately emerged as the preferred building.

Using our experience and expertise, we structured a favourable letting deal which included a fully fitted element provided by the Landlord blended in with Lavelle Partners own fit-out design. This was unusual in the market but we made it happen.

Throughout the legal process, we were on hand to deal with the many queries and meetings. The aim of this was to ensure that our client was not disadvantaged by any of the clauses in the lease. Additionally, throughout the process, we remained mindful to ensure that the final lease documents accurately reflected the terms agreed in the detailed Heads of Agreement, which we had helped draft earlier.

Our market knowledge, ability to access off market options, and experience in lease negotiations were instrumental in delivering a successful outcome.

OUTCOME:

Lavelle Partners LLP successfully relocated to a modern, single-floor office in Bankside, Charlemont Street, Dublin 2. The new HQ provides a perfect platform for the firms’ future sustained growth and continued delivery of outstanding client service.
