- Most Active Lot Size: The €1-5 million bracket accounted for 34% of all transactions, making it the busiest segment of the market.
- Industrial Sector Dominance: Approximately €512.5 million was invested in the Industrial & Logistics sector, representing 51% of total market spend.
- Office Sector Leads by Volume: Offices remained the most active asset class by transaction count, recording 7 deals during the quarter.

Office Market – Prime Assets Continue to Attract Capital
Demand for best-in-class office accommodation remains strongest in Dublin’s core locations, supporting rental growth and investor appetite. Prime investments continue to perform well, while value-add refurbishment and repositioning opportunities are attracting increased attention from investors.
Industrial & Logistics – Market Driven by Landmark Transactions
Industrial and logistics assets were the standout performers during Q2 2026, led by the €500 million sale of Horizon Logistics Park. Investor demand remains robust for modern logistics facilities in strategic locations, although a shortage of prime stock continues to constrain supply.
Living / PRS – Income Stability Continues to Appeal
The living sector remains supported by strong rental growth, limited housing supply and continued institutional investment demand. While transaction numbers remain selective, investors continue to target assets offering long-term income security.
Retail – Prime Retail Assets Maintain Momentum
Retail investment activity remains focused on prime high street locations and established retail parks. Stable occupancy levels and improving rental performance continue to attract investor interest, with the ILAC Centre transaction highlighting demand for shopping centre in prime locations.
